Our Services

Samco Realty, LLC was created to provide full service property management to our clients who range from busy investors who do not have the time to actively manage their properties, to long-term owners who are looking to “retire” from property management without giving up their income stream by selling their assets, to passive-investment entities designed to provide hands-off ownership of real estate.

Our Services include but are not limited to:

  • Resident screening and selection
  • Lease administration
  • Marketing of vacant units to attract qualified tenants
  • Prompt Collection of rents, late fees, charges and other income
  • Aggressive tenant management and Eviction proceedings support
  • Payment of bills including mortgage, property taxes, utilities, insurance, etc.
  • Regular inspection and supervision of property maintenance, turnover inspections
  • Daily maintenance, janitorial services
  • Hire and supervise superintendents, maintenance personnel and other contractors
  • Provide 24 hour/day seven day/week emergency service and coverage
  • Monitor tenant conduct and enforce tenant obligations pursuant to lease
  • Quarterly cash flow reporting
  • Capital improvement/Preventive maintenance project management
  • Management of operating, reserve and security deposit accounts
  • Client consultation regarding potential enhancements to property and implement revenue-increasing or cost-saving actions
  • Analyze local Rent Control Ordinances and apply them to maximize the value of the property
  • Ensure compliance with all business, operational, and legal/regulatory requirements

Our Process

The transition to Samco Realty, LLC as your property manager is straightforward:

  • Initial consultation regarding specific property operations, both historically and prospectively and agree to scope of services and fees
  • Execution of management contract by both Samco Realty and the Client
  • Establish operating accounts and security deposits accounts if necessary
  • Client provides Samco Realty with necessary documents and information regarding the property
  • Samco Realty transitions bookkeeping accounts payable, accounts receivable and property maintenance functions
